Kirkland customizes our preconstruction
services to meet the specific needs of the individual client
and project. Our
services typically center around three main areas:
Pricing
- Our preconstruction estimating
efforts provide each Owner with accurate and timely cost
information. We provide
conceptual budgets, schematic estimates, design-development
estimates and final pricing to coincide with the design
process.
- In order
for our Owner to have the ability to consider various options,
we provide alternate and break-out pricing for various components
of the project.
- To ensure quality in
all phases of the project, we conscientiously select and
rigorously prequalify those subcontractors who will be invited
to participate on each project.
Scheduling
- We provide an initial milestone
project schedule to establish an overall time frame for
each project. This helps
to identify all phases of the project, including land acquisition,
site and building design, financing, permitting, construction,
inspections, move-in and start up.
- A preliminary project schedule
is developed in partnership with each client that provides
details of the design, construction, and post-construction
phases of the project.
Document
Review
- We begin by reviewing any known information
provided by the Owner, Architect or Engineers (conceptual
drawings, programs, basis of design and others).
- Next, we evaluate progress documents
for initial signs of constructability, material availability,
scheduling, safety, permitting and budget ramifications.
- At
each stage of design, to ensure the documents will meet an
Owner’s expectations, we continually check them to verify
they accurately reflect decisions made during the entire
preconstruction phase.
