In a Design-Build delivery method,
the owner contracts with Kirkland to provide both design
and construction services. This
also is referred to as a turnkey contract.
The Design-Build approach does not
separate the design and construction of the project into
two distinct components, which requires the owner to have
two contracts. With Design-Build,
Kirkland employs and is allied with the entire Design Team
working together collectively to serve the Owner. This
teamwork approach eliminates many coordination issues often
encountered on construction projects. Team members
focus on solutions for problems rather than placing blame as
the project unfolds.
Kirkland’s Design-Build approach brings
many benefits to our Owners, these include:
Pricing
- Opportunities to
provide a Guaranteed Maximum Price (GMP) at an early stage
in design, before all design documents have been completed. The
Owner knows the price very early in the project and this
knowledge is helpful in many ways, including finalizing
project financing.
- Architectural and engineering costs are
reduced because the same level of design detail is not required
when a general contractor is on board during the design phase.
- Engaging Kirkland’s Preconstruction Team provides additional
pricing options such as alternates, life cycle cost analysis
and value engineering/cost savings which help eliminate change
orders in a traditional bid-build process.
Scheduling
- Realistic durations can be established in advance by Kirkland,
who is responsible for keeping the design and construction
on schedule.
- With Kirkland on board to provide accurate
costs for any alternates or value engineering the Owner is
considering, the design time can be compressed because cost
implications are analyzed and reviewed, enabling Owners to
make key decisions during design.
- Actual construction can begin before the design is completed,
especially in jurisdictions where phased permits (footing/foundation;
structural shell, etc.) are allowed.
Communication
- With all parties collaborating from day
one, chances for misunderstandings are minimized, helping
reduce change orders that would be the norm in a traditional
bid-build process.
Overall Quality
- The owner can remain focused on their
company’s day-to-day operations and not get bogged down
in all the details of managing multiple consultants during
design.
- Subcontractor selection is based upon reliability,
performance, competitive pricing and quality, not just
the low bid.
- A
Penn State University report sponsored by the Construction
Industry Institute affirmed that design-build saves money.
Researchers followed 351 projects valued at $20 billion.
They found that facilities using design-build construction
were six percent less expensive and achieved occupancy
in 33 percent less time than traditional bid projects.
