Budget/Cost Estimates
The estimating process typically involves the production of a preliminary budget and scope of work. This budget is generated using available outline specifications, conceptual drawings and with continual consultations with the owner, design team and other key team members.
Budget pricing uses a selective list of pre-qualified subcontractors and suppliers drawn from Kirkland’s extensive subcontractor database as well as historic cost information. Kirkland uses Timberline™ estimating software and Primavera™ scheduling software.
Value Engineering
Once design development drawings are complete, another round of pricing is completed based upon the design development plans and specifications. If this price exceeds the targeted costs for the project, Kirkland pursues feasible cost saving options and offers a list of Value Engineering (VE) suggestions and associated costs to complete the project on or under budget while maintaining the integrity of the design.
Kirkland submits a detailed list of VE options and associated estimated costs with each budget estimate.
